Historic former blacksmith, cobbler and butcher shop at Mintaro hits the market as a striking home – realestate.com.au

Few people can say they have called a former blacksmith, cobbler or butcher shop home – the new owners of this 165-year-old property can say they’ve lived in all three though.

The Mintaro building at 17 Burra St has been used for all three since it was built in circa 1858, but it is now a four-bedroom house.

The rustic residence with a modern flair can be used as one large home or separated into two independent living areas.

Its transformation was a labour of love for owner Denise Klemm, who bought the property 25 years ago.

It was part of a much larger property, which included the blacksmith house and carpenter shop that Ms Klemm also renovated, but she subdivided it and sold the rest off.

She kept the blacksmith shop because it was what instantly attracted her to the property.

“I was on the back of a motorbike on my honeymoon in 1991 and we stayed in Mintaro at a bed and breakfast,” Ms Klemm said.

“I saw this building, turned around and nearly fell off the back.

“The blacksmith shop was a dirt floor and fundamentally a ruin.”

She said many people were just as intrigued by the property today.

“That spirit that it has has always been there, even as a ruin,” Ms Klemm said.

She started renovating it 18 years ago and has chipped away ever since, mostly over the past decade with the help of her family, the community and Mintaro Slate Quarries.

Today, the residence is split into three main areas.

The grand main living area is dedicated to an open kitchen, family and dining room with a mezzanine offering a bedroom and ensuite.

It features the property’s original stone and slate walls, while the former blacksmith’s redgum bench has been retained as a kitchen island.

The second living space has a large bedroom, which was the old cobbler’s room, as well as a bathroom, which used to be the butcher, overlooking a courtyard.

The third area is a new addition and includes two bedrooms with ensuites and an open kitchen and dining area.

The landscaped garden with vegetables and fruit trees is a highlight.

It also has approval to be used as a bed and breakfast and live-in retreat for up to 10 guests.

Ms Klemm has decided to sell the property so she can focus on her small farm nearby.

“I’ve fulfilled my role in saving its life and living in it,” she said.

“I just want somebody to fall in love with it too.”

Selling agent Alison Ward, of Elders Real Estate Clare, said the property had been an “absolute passion” for Ms Klemm

“The main building, the actual blacksmith shop, you walk in there and it takes your breath away,” she said.

Ms Ward said the property, which is listed without a price guide, was attracting plenty of interest.
