One of Adelaide’s most sought-after residential developments is nearing the end, with the final allotment in Blackwood Park offered for sale.
But unlike its neighbouring blocks, many of which now adorn modern family homes, Lot 1934 Isla Way, Craigburn Farm, offers buyers a chance to secure a slice of the past.
Situated in the heart of The Nursery Precinct – the final stage of the Blackwood Park Estate, the 1019sq m allotment is home to one of the earliest dwellings constructed in the region, a circa 1854-built settler’s cottage with heritage status.
Offered to the market with a price guide of $500,000 to $550,000, selling agent Robert Coulls of Connekt Urban Projects, said the property offered renovators an opportunity of a lifetime.
“It has undergone a number of renovations over the course of its history, but the original core structure is still intact, in fair condition and must be retained,” he said.
“The cottage has three bedrooms and sits on a very gently sloping block that is slightly elevated with a lot of space … so (it) represents a wonderful opportunity for restoration, renovation and extension to meet the modern, high-quality standards afforded by homes within the estate.
“It’s also been priced below land value, so makes for a good deal.”

Mr Coulls said buyer interest had been diverse with expressions of interest formerly closing this Thursday.
“It’s a pretty unique property and (throughout the campaign) we’ve had moderate interest,” he said.
“Interest has come from young people, seeing it perhaps as an opportunity to get into the estate, and older people who think it’s an easy reno and doesn’t need a big extension … which you could add.
“Either way, it needs someone willing to roll up their sleeves and do a historic renovation.”
According to the Mitcham Heritage Survey, the original property was taken up in 1854 and much of the land was cleared, with timber sold for construction in Adelaide.
The land was then sold in the late 1880s to Mr Austin, who is said to have built the Homestead on Blackwood Park Boulevard.
He lived there until the early 1900s when the whole property was again sold to the Downer family.
Minda Incorporated acquired the area in 1923 and have been associated with it since then, using the land for a variety of farming and horticultural pursuits until the final stages of development of the Blackwood Park Estate.
The Cottage site more specifically was used by Minda up until five years ago as a large commercial Fern Nursery, an activity still operated today at their Brighton site.
Craigburn Farm has a median house price of $1.15m, according to PropTrack.
