A prestige home has set the suburb record for the year after a nail biting auction in Brisbane’s northeast, just over half a million dollars less than the suburb record.

The five-bedroom, four-bathroom home at 31 Armagh Street, Clayfield sold under the hammer for $7.8m with an opening bid of $5.75m.
Four bidders registered to take part in the auction with 20 bids in total recorded.

The lucky new owners of the home are Brisbane locals.

Director of Place Estate Agents Clayfield Drew Davies said he expected every piece of attention that the property got.

“The owners put a lot of love into the property, it was designed under the brief of mid-century resort and it delivered on that brief. We’ve had a lot of very genuine interest from passive buyers that are looking for a north south facing tennis court and the spectacular design on top make the property what it is.

“I am seeing a huge amount of interest in ultra high end homes. This is the strongest I’ve ever seen the prestige market in ten years. We’re no longer trying to marry up the perfect buyer with the perfect property.

“My advice to buyers heading into auctions is always starting with a strong bid, it’s about eliminating your competition.”

Chief auctioneer for Place Estate Agents Peter Burgin said everyone was ecstatic with the result.
“The owners are incredibly happy, the buyers are excited. It was a very emotional sale for the vendors,” Mr Burgin said.

“When you get a great sale at the higher end of the market it reinforces where Brisbane is going and how many people have great faith in our market. Buyers are prepared to put their money where their mouth is.

“The last thing we’d want is an oversupply of stock, it is nicely balanced at the moment. More buyers getting more savvy at auction and they’re rolling up their sleeves, getting involved and getting the job done, they’re making their presence felt.”
The current suburb record was set in Clayfield $8.4m in January 2022.
