Mile End home cracks $2m threshold, setting new record for the suburb – realestate.com.au

Mile End has a new residential price record after the sale of an extended character home cracked the $2m threshold.

The five bedroom sandstone-fronted villa at 63 Cuming St has officially changed hands after selling for $2.09m in January, according to property records.

Following its settlement, the home’s sale price is now the highest recorded for a single house in Mile End.

The previous record holder was the house at 61 Hughes St, which fetched $1.9m in May 2021.

Property records show there were others that have recorded higher sale prices but they either represented more than one title or they were sold as commercial properties and the land has since been rezoned to residential, therefore weren’t considered.

LJ Hooker Mile End-Woodville agent Thanasi Mantopoulos, who sold the property with Justin Peters, couldn’t reveal too much about the sale but said it was a positive result for the suburb following a good campaign.

“It was a really positive outcome and good news for the suburb,” he said.

The renovated circa 1910 villa that was extended in 2010 is on a 771sq m block and has five bedrooms and two bathrooms.

Four of the bedrooms, including the master with ensuite and walk-in wardrobe, as well as the bathroom are in the front half of the house, while an open kitchen, living and dining area is at the rear.

The main living zone opens onto a paved alfresco space and grassed area with a pool.

Back inside, a mezzanine offers either a fifth bedroom or a second lounge room.

Other highlights include a gated triple carport, remote alarm security and an automated irrigation system in both the front and rear yards.

According to property records, the house last sold in November 2016 for $1m.

Latest PropTrack data shows Mile End has a $950,000 median house price, which has increased 8.9 per cent in the past year and 47.3 in the past three years.
