It’s not often vacant land hits the market in Port Elliot.
So imagine prospective buyers’ delight when they see four neighbouring blocks hit the market less than 2km from the seaside town’s main street.
Depending on who the buyer is though, they will need to be OK with potentially living next to a cemetery.
The properties at 54, 56, 58 and 60 Tottenham Court Rd, which are owned by the Catholic Church, are up for grabs for the first time in almost 160 years.

Each of the parcels are 1200sq m and three have a price guide of $340,000, while the corner allotment is priced at $375,000.
Selling agent Nathan Fry, of Ray White Goolwa-Victor Harbor, said the blocks offered a range of opportunities, from developing the entire site to building a few dream homes there.
“They’re nice big blocks and Port Elliot is a sought-after spot,” he said.
“There are really not too many blocks available so the opportunity to build in Port Elliot is becoming harder and harder as time goes on.
“The opportunity exists to buy one or buy all of them.
“Some of them could be chopped in half and made smaller so there’s plenty of potential and opportunities.
“It’s nice and close to the township and it’s right near the Port Elliot Primary School so it could be attractive to families.”
Mr Fry, who is selling the property with Nici Casey, said the properties were zoned ‘neighbourhood’ and any buildings constructed on the site could be up to two levels.
According to PropTrack data, the median house price in Port Elliot is $697,500.
A spokesperson for the Catholic Church said the blocks were purchased in 1864.
St John the Evangelist Catholic Church was built on the site, with the intention of incorporating a cemetery, followed by St Joseph’s convent in 1881, where day school was conducted by the nuns until it closed in 1885.
The church was demolished in 1936 and the cemetery is the only part that still exists.
The Catholic Church spokesperson said the land was being sold because it was no longer needed but the cemetery would be retained.
