It has cracked ceilings, no working toilet and is deemed uninhabitable.

But this slice of railway history may just be one of the most unique reno projects to hit the market.

Already scoped out as a potential filming project for the ABC’s Grand Designs Australia, 11 Railway Tce, Hamley Bridge, has been listed for sale for the first time in six years, with a price guide of $169,000 to $189,000.

The sale includes the heritage listed railway signal station, built in 1927, and two water towers, built in 1917, few of which still remain across the state.

Selling agent Sharryn Noonan, of First National Real Estate, said the unique listing – which will have its first open on Saturday – was attracting an overwhelming response from prospective buyers, with a number of offers already on the table.

She said both the tower and tanks were heritage listed, meaning the restoration may qualify for professional and financial support from the Government Owned Heritage Fund grant program.

“Grand Designs will be knocking on your door soon as this restoration will be a TV show worth watching,” Ms Noonan said.

“In fact, Grand Designs crew have already approached the current owners, so they are very keen.

“The water towers do need to be rebranded but I would use them in the redesign because the top of it is clear, so it would be amazing to put, not glass but glass sheeting, on top of that.

“Imagine putting some beds in there and being able to just look at the stars at night.

“That would look absolutely fantastic but of course, that’s just one idea and you’d have to make sure it’s all (safe and) sound.”

As for the signal station, the three-level property presents a rare and extraordinary prospect to reshape a piece of history into a vibrant, contemporary entity.

Ms Noonan said the property was currently used as a retreat by the vendors but could easily be transformed into a Bed and Breakfast or private residence.

“When you walk around the gardens, the property has a real cleansing feel to it, so you may even be able to use it as a glamping site, because the grounds are so big and you have the original train station next door,” she said.

“It’s one of these places where, when you walk around, you can see the potential if you had the money to put into it.

“A spiral staircase in the signal tower, for example, would just be `wow’, and it would just open up everything (in the property).

“So there’s a lot of potential here but you need to see the property to get all these bright ideas of what could be achieved here.”

Expression of interest close September 6.
