Sellers baulk at low offers for unfinished, trashed houses at Geelong auctions

With holes in walls, floors and ceilings, it’s clear these Geelong homes are fixer-uppers at best where what you see is what you get.

The houses at 19 Wilsons Rd, Newcomb and 15 Redstone Court, Whittington, were passed in at auctions on Saturday after offers from potential buyers came in below reserve prices.

At Wilsons Rd, the home has been described as unfinished.

There are floorboards pulled up in a front room, holes in the ceilings where lights, ceiling fans or heating flues should be, and tiles stripped from the bathroom floor.

These are just some of the take it as you see it features in the home, which also has a big shed and a kidney-shaped swimming pool in the backyard.

Hayeswinckle auctioneer Michelle Winckle said it was no secret the home needs work.

“We’re not saying it’s ready to move straight in to. It’s a project. Roll up your sleeves and get into it,” Ms Winckle said.

“The bones are all there – four bedrooms, two bathrooms, it’s sitting there waiting for someone to turn into the dream home.

“Spend that little bit of money and get it up to scratch and potentially have a big sold home right in the heart of Newcomb.”

Listing agent Maleena Nguyen said developers could also demolish the house to build townhouses on the 628sq m property opposite the Charles St shops.

One bidder raised a hand at Saturday’s auction, offering $400,000 before the property was passed in.

It’s listed for $420,000 to $460,000.

Things are far worse at Redstone Court where a neighbour warned to keep to the concrete footpaths to avoid the needles apparently hidden beneath the grass.

The windows are boarded up and neighbours say the last occupants were squatters chased away by police.

Homes Victoria, the state government housing agency, had appointed Newcomb agent Luke Bennett to sell the 603sq m property, which is listed with price hopes from $390,000 to $410,000.

While an auction was never called on the street, Mr Bennett negotiated with a potential buyer inside the dilapidated concrete house to no avail.

Mr Bennett’s marketing describes the interiors as providing the ultimate makeover project for renovators, with the three-bedroom home featuring a living room and dining/kitchen zone.

That’s a possibility, but the concrete construction could also be knocked over to make way for townhouses.

Whittington’s $530,000 median house price has slipped 1.1 per cent in the past 12 months, according to PropTrack data.
