For Hannah Quevauvilliers and her partner Riley Culph, navigating the tightly held South East Queensland rental market has been challenging amid rising rental costs.

“We’re paying $600 per week at the moment; we were previously paying $480, an increase of $120. Although we’d love to purchase one day, between the current housing market, renting, and the cost of living, I can’t see it happening like we originally planned,” Ms Quevauvilliers said.

“One of our strategies was researching ways to best express ourselves as potential tenants, putting a lot of effort into our rental application and having a good relationship with the agency.

“Our lease recently ended as the landlord wanted to move in, so we had to move out and find a new place in Park Ridge. Having a good relationship with the agent meant we got to look at other houses that no one else had applied for yet.”

Assistant Property Manager Taylor Kurpershoek from Ray White Marsden said the renters were going to extreme demands to secure a property.

“We don’t have the stock to service the demand. People are offering above the advertised rate. Renters are paying strong upfront rental payments to stand out from the crowd. I have one of my tenants who paid a year in advance.” Ms Kurpershoek said.

“40 per cent of our properties have been leased to people that have offered above the advertised price.

“My advice to renters would be to provide the best references and demonstrate steady employment and personal and rental referees. Just make sure your application is presented as best as it can be. I can’t emphasise enough the importance of strong financial health and stability to be considered. “

Growing up in the Redlands, Ms Quaevauvilliers said sacrifices needed to be made, prompting them to venture into the Logan/Greenbank area.

“The first place we lived in was Kingston; it was quite an uncomfortable area for us to live in,” she said.

“We never lived out of home before and applied for our first rental as teenagers. We were turned down quite a lot. It was very stressful and demanding for us both.

“Thankfully, now we are with a good real estate agency, which has helped us greatly with our future rentals.”
