Downsizers have snapped up one of the most lavish penthouses in Sydney’s east, paying just under $21.5m for an apartment with a rooftop terrace with spa and spectacular harbour views.

The unidentified couple, moving from a waterfront mansion, bought one of three penthouses in developer Top Spring’s $200m Ode project in Double Bay off-the-plan for $21,495,000 just before Christmas.

The sale in the Luigi Rosselli-designed block is the second-highest apartment sale in Double Bay, the highest being for a larger 311sqm penthouse with 148sqm private terrace in Ode that sold for $24,995,000, also to a retired couple, last August.

The apartments are designed by the leading architect Luigi Rosselli.

Both deals were brokered by 1st City Real Estate Group’s managing director Brad Caldwell-Eyles and Ist City founding partner Julian Hasemer.

The most recent sale was for a 219sqm apartment with 111sqm rooftop terrace with spa and outdoor kitchen, which equates to just under $100,000 per sq m.

That means that on a sqm basis, this was actually more expensive. The record-selling penthouse deal equated to $80,000 per sq m.

The finishes of the penthouse will be extraordinary, with stone in the kitchens, bathrooms and powder rooms.

The bedrooms feature leather-clad wardrobe doors and marble vanities.

The Hong Kong developer, Top Spring, was always confident the project would be popular.

They expected it would fetch record prices due to the scale, quality, location and views.

One penthouse, which also has a rooftop terrace with spa and outdoor kitchen, remains for sale.

The five-storey block also offers 15 three and four-bedroom apartments. The eight three-bedroom apartments are priced from $6,695,000.

Top Spring paid $94m for the 1334sqm corner block in Cross St in September 2021.

Construction is expected to start in the first quarter of this year with completion late next year.
