Jaw-dropping flip tipped to set new house price record for Thebarton – realestate.com.au

A 1920s villa bought less than a year ago then flipped is tipped to break Thebarton’s million-dollar house price record at auction.

The renovated and extended four-bedroom house at 8 Neville Rd is back on the market after selling for $795,000 in late July last year, according to property records.

Selling agent Thanasi Mantopoulos, of LJ Hooker Mile End-Woodville, said its sale would likely set a new benchmark for the suburb as nothing of its calibre had sold in the area before.

Property records show $1.3m is the highest price that has been paid for a single house in Thebarton – that was for the home at 12 Neville Rd.

Mr Mantopoulos said owners Kitirio Designs and Beiler Constructions completely transformed the property, which was why it was likely to fetch such a high price.

“They bought the property together, that’s why they got all the work done in a 10 month period,” he said.

“Before they bought it, the previous owners had it for decades.

“To buy this house and do this work would take you at least 24-30 months so the opportunity to move straight in is the standout here.”

The home is now contemporary throughout, with black and gold fixtures and fittings standing out again its white and beige palette, yet its character charm has been retained.

All four bedrooms, one of which has an ensuite and walk-in wardrobe, are at the front of the home, while the extension is dedicated to the main living area.

The open kitchen, lounge and dining room flows onto an alfresco area that overlooks the landscaped backyard with lawn and a shed.

Mr Mantopoulos said interstate and local buyers were showing interest ahead of its auction at noon on July 8.

“We had about 70 groups through last weekend,” he said.

The area was already tough to buy into but Mr Mantopoulos believed it would get harder with all the development earmarked for the area.

“It’s not the biggest suburb but it’s extremely tightly held,” he said.

“Houses are going to be very hard to get a hold of in the area soon.”
