Landmark Paddington home tipped to fetch $4 million

A CONTEMPORARY home crowned Brisbane’s most viral listing when it last sold is expected to fetch $4 million-plus after a fresh sales bid was launched this week.

Plastic surgeon Justin Perron purchased the Paddington new-build by Graya Constructions for $2.75m in 2019.

Known as Woodrock, the luxury five-bedroom, three-bathroom house with a showstopping pool at 33 Rockbourne Tce is marketed by Josh Brown and Matt Lancashire, of Ray White.

It will go under the hammer in November if not snapped up prior.

Rob Gray, one half of the dynamic duo behind Graya with brother Andrew, said he expected the property to sell for more than $4 million.

“The home went viral when it was first on the market, and Paddington prices have skyrocketed since, so everyone will be interested to see what number it catches this time,” Mr Gray said.

“I think it will sell for over $4m. I feel like it’s a landmark house in Paddington, and with the way construction prices have skyrocketed in the last 12 months, it is very hard to replace a property like that now.”

Mr Brown said he had received serious inquiries from high-end buyers looking to secure the architecturally designed statement home just 5km from the CBD.

He said the home had become a “local icon” in the sought-after leafy pocket of Paddington — stopping traffic for its bold design and unique glass-walled pool.

“The house was designed with a versatile floorplan to suit downsizers moving into the desirable Paddington market, as well as young professionals — this was the demographic of the current owner, and it is also a great family home,” Mr Brown said.

“It is a very comprehensive offering. You’ve got great separation of living spaces, and views from pretty much every room.

“And the home has actually improved over the years, with lots of greenery and established gardens tying into those contemporary elements. It is such a striking home,” he said.

Woodrock was designed by leading Brisbane architect, Tim Stewart, and occupies a 570sq m corner block.

The floorplan curves around a landscaped terrace, with soaring voids, sharp angles and raw textures including timber, stone, tile and polished concrete combining to dramatic effect.

Expanses of glass and louvred windows maximise light, while indoor living spaces flow to an al fresco entertaining area with double-height ceilings and a barbecue kitchen.

Other features include bespoke cabinetry throughout and a unique glass wine cellar.

Graya also renovated a character home that originally stood on the double block. That property, known as Rhondda, sold for $2.99m in September 2018.

PropTrack figures show house prices in Paddington have jumped 31.3 per cent over the last year, to a median of $1.8m.
