DiMella Shaffer and Lincoln Property Company Announce the Approval of…

DiMella Shaffer, a Boston-based architecture and design firm specializing in creating innovative and inspiring designs for residential, institutional and commercial environments, today announced approvals for a mixed-use campus at 91 Hartwell Ave. in Lexington, Mass. 91 Hartwell Ave. will feature premier office and Class A laboratory space in a prime location within the growing life sciences community along the Route 128 corridor. The development team, led by Lincoln Property Company, also includes Paul Finger Associates, LEC Environmental and Nitsch Engineering.

“Across the state of Massachusetts, we’re currently working on 1.6M square feet of science and tech space – an indicator of the tremendous growth this industry has seen since the bio-tech boom began in Cambridge in the 1980s,” said David Godfroy, Associate Principal at DiMella Shaffer. “With partners like Lincoln Property Company, we’re excited to continue to contribute to an industry responsible for so many valuable innovations in Greater Boston and beyond.”

91 Hartwell will include a new 95,000 square foot Class A laboratory facility and 125,000 square feet of office space within a campus designed to foster connections and encourage collaboration. A center atrium promenade will welcome tenants and visitors into the campus, with a café serving as the community hub and main connector. The campus will also include a new shared 502-space parking structure.

Since being named the No. 1 biotech hub in the United States, Greater Boston is experiencing a lack of vacancy especially in Cambridge and Boston Proper, with 1% and 3% available space respectively. As a result, lab facilities have steadily been introduced to the Route 128 corridor over the past several years. Most recently, DiMella Shaffer and Lincoln Property Company’s Class A life sciences facility project, broke ground in Waltham, which will feature four stories of laboratory space with 35,000 feet of rentable space per floor, as well as 400+ onsite parking spaces across four levels. The 300 Third Avenue project is expected to be ready for tenant build-out in Q4 2021.
