NES Garage Ventilation Control System Cuts Baseline Energy Consumption…

Nagle Energy Solutions (NES) announced today its patent-pending garage ventilation control system is delivering a 97% reduction in the baseline energy consumption of the mechanical ventilation system at South Main Senior Lifestyles, a newly constructed senior assisted living facility in Milpitas, CA. The NES system will shave more than 219,000 kilowatt-hours (kWh) a year from the property’s baseline of energy consumption, and it is expected to provide a recurring, operational-cost savings exceeding $35,000 a year.

South Main Senior Lifestyles consists of 199 residential living units totaling 266,000 square feet, with a below-grade parking structure measuring 61,000 square feet. The property’s garage mechanical ventilation system is powered by two, 10-horsepower (HP) motors and two, 7.5-HP motors, which run continuously (24/7) as required by California code.

Power measurements confirm the NES demand-control ventilation (DCV) system is limiting the energy consumed by the three-phase garage-fan motors to slightly less than 3% of their combined full load capacity. This correlates to a 97% reduction in kilowatt hours (kWh) and peak demand kilowatts (kW) the mechanical ventilation system would otherwise consume – 225,750 kWh/year – with no means of fan-motor control in place.

As a result, the cost to ventilate South Main Senior Lifestyles’ enclosed garage is estimated to be slightly more than $1,000 per year (just $90 per month), which is down from the more than $36,000/year ($3,000/month) property management would pay without the NES system in place and controlling the garage ventilation system on a 24/7 basis.

The NES digital DCV system detects and measures vehicle fumes in the garage and then modulates garage fan speeds to prevent carbon monoxide (CO) and nitrogen dioxide (NO2) concentrations from exceeding predefined set points (measured in parts per million) for an extended period of time. This unique ventilation strategy, when deployed with patent-pending means and methods for motor control, routinely captures kWh and peak kW demand savings amounting to 95% – and up to 97% in many instances.

Specific to the garage at South Main Senior Lifestyles, after factoring for traffic, baseline consumption is expected to remain fairly constant.
