South East Queensland’s top affordable home locations for spring 2022

Snapping up an affordable three or four-bedroom home with both the city and surf in close reach is possible — if you know where to look. 

Queensland is more popular than ever with home buyers, with people seeking properties that tick all the lifestyle boxes.

Göre latest PropTrack Home Price Index, the median dwelling price in Brisbane was $768,000 at the end of August ‘22, with the median dwelling price at $758,000 on the Gold Coast and $900,000 on the Sunshine Coast.

But that’s just the median. There are still a substantial number of sales in the sub-$700,000 bracket, which is the threshold for Queenslanders looking to buy in Brisbane or regional centres, like the Sunshine Coast, through the federal government’s First Home Guarantee Scheme.

However, for those hunting at the affordable end of the market under $700,000, it can be challenging — particularly close to Brisbane or the pristine Sunshine Coast.

“It’s very difficult to find affordable properties in Queensland and particularly on the coast,” says Cameron Kusher, Executive Manager – Economic Research at REA Group. “There has been a lot of purchasing of new house and land stock and prices have been rising fast.”

Kusher adds that preferences to have more rooms and outdoor space have surged during the COVID-19 pandemic, adding to the competitive environment. Regional locations with coastal lifestyles have also become top of the list for buyers.

“The fact that a lot of people are working remotely has really helped make buying near the coast quite a lot more attractive,” Kusher says.

There are still some areas where three or four-bedrooms could be snapped up under $700,000, Kusher says, suggesting that north of Brisbane in Caloundra at the foot of the Sunshine Coast, or Caboolture or Morayfield are good places to look – but they could just take a little more effort to find.

For buyers hunting in this price range, the good news is that there are some new communities with house and land packages below $700,000.

For example, Stockland’s community, atmosfer, at the southern end of the Sunshine Coast in Caloundra, has home and land packages around $700,000.

Josh Sondergeld, Project Director for Aura at Stockland, says when coupled with an incentive such as the Queensland First Home Owners’ Grant, this could be within close reach for many looking to enter the market.

“With over 20,000 home sites, Stockland Aura is set to become one of our most dynamic communities,” Sondergeld says.

“With more than 50,000 people expected to make Caloundra home in the next couple of years, Aura has been designed to cater to a variety of people at various life stages.

“From first home buyers looking to get that first foot in the door to those who are seeking that relaxed, Sunshine Coast lifestyle, Aura has something for everyone.”

While many buyers focus primarily on their budget, it’s important to balance this with finding the perfect surrounding community and amenities, Kusher explains.

“In most cities, people have a wide range of choices as to where they can buy, but a lot of people want to go with someone with a proven track record of creating communities,” he says.

Cycle networks have become an increasingly important feature of Stockland Aura.


At atmosfer, Sondergeld says a key focus has been making it a bike-friendly community, with a network of bike roads, similar to Copenhagen and Amsterdam, separate from the pedestrian paths and roads. Sondergeld says Stockland has invested heavily in other amenities such as local parks, cafes and sporting fields to make it as welcoming as possible.

For Kaitlyn and Peter McLean, both affordability and community have led them to buy land to build their dream double-storey home at Aura.

"We bought a block of land back in 2019 to build on, then we sold that last year and we bought a terrace home that we’re currently living in – and now a block of land to build our ‘forever home’ on,” says Kaitlyn.

She says they love being near the Sunshine Coast for the beaches and the lifestyle, while still being accessible to Brisbane when she needs to go into the city for work.

"At atmosfer, there’s just a really good community feel and there’s green parks for the kids. Being close to the beaches is a bonus, of course. It’s a really good location and still close to Brisbane.”
