New waterfront blocks that are 18 times bigger than the average for a home site are attracting huge interest at an Armstrong Creek development.
The 12 rare acreage lots are being offered by expressions of interest at the $245m Harriott estate by developer Jinding.
The 12 parcels range in size from 2812sq m to 7337sq m and will provide exclusive views from the project across the 500ha Sparrovale wetlands.

That’s a far cry from the 392sq m median lot size across the Greater Geelong growth corridor. In fact, RPM Real Estate research shows just 1 per cent of new lots across Melbourne and Geelong were bigger than 701sq m.
Jinding general manager for developments, Simon Howell, said the release was attracting strong interest, with 120 registrations in the early days of the two-week campaign.
But the sites won’t come cheap, with similar lots having sold for more than $1m.
“The opportunities to secure this style of living in this location are extremely rare and, when you factor in the views of the spectacular wetlands, they really are never-to-be-repeated,” Mr Howell said.
“We’ve carefully considered the design of the lots to ensure we provide a fantastic lifestyle for residents, while ensuring the protection of the adjoining Sparrovale Wetlands, which connect to the nationally significant Lake Connewarre wetland system.
“There are guidelines in place for home design and a number of house and land packages available, which embrace the expansive and picturesque landscape on offer.”
Mr Howell said the lots were positioned with access to the integrated walking trails, viewing platforms and picnic facilities at Lake Connewarre, and close to the newly completed 11,104sqm Central Park “green spine” that forms the heart of the 94ha Harriott estate.
Central Park features a 670m fitness circuit, secluded spaces for yoga and meditation and an art installation inspired by the curlew sandpiper, a bird species which frequents the wetlands.
Since launching in 2020, Harriott has more than 385 lots across 11 stages, for a total of $129m.
