You could be forgiven for thinking this character-looking mansion was built in the late 1800s.

The Sandstone home at 6a Sturt Ave, Toorak Gardens, is, in fact, a Generation Z – built just 27 years ago.

Held by the same family for the past 18 years, the property has been listed for sale with a price guide of $1.75m to $1.925m.

Selling agent Matt Smith, of Klemich Real Estate, said the home had been priced to sell and would suit both families and downsizers.

While it’s listed at more than double Adelaide’s median house price, PropTrack data shows it’s on par with Toorak Garden’s median, which is $1.75m.

“Relatively speaking, it’s a new build, built in 1996 but it’s just been done so tastefully,” he said.

“Everything was done to a high quality and the gardens are immaculate and the location is sensational.

“Personally, I think it will suit a downsizer, because there’s a main bedroom downstairs with an ensuite, which would be perfect for visiting family or grandchildren coming around.

“The upstairs accommodation is perfect for what you would call the time poor, in other words, someone who just wants a lockup and leave lifestyle.”

The home is on a low-maintenance 450sq m landscaped block with intercom access.

Two good-sized bedrooms, one with an ensuite, as well as a study, are located on the upper floor, each opening up to a balcony.

A spacious formal sitting room with decorative ceiling roses and an open gas fire is on the ground level and connects to a second, open-plan living and dining space.

The classic kitchen overlooks the rear garden and features stone bench tops, a convenient breakfast bar and storage at every turn.

A third bedroom is also located on this level.

Outside, there is an all-year-round undercover entertaining area, complete with retractable blinds, built-in ceiling heaters and a ceiling fan.

Mr Smith said buyer interest had been strong since the property’s launch to the market last week.

“We’ve had good interest from the buying public so far,” he said.

“Homes in a suburb like Toorak Gardens, which is so perfectly located to the city and public transport, are always in high demand so we expect the property will do well.

“With this home, it’s also within walking distance to Victoria Park and Ferguson Square is close by so you can have the best of both worlds living here; the convenience of city-fringe living and yet plenty of open space that many buyers, since Covid, are now so clearly demanding.”

Offers for the property close at 12.30pm on June 22.
