rarely do we see this type of opportunity in this industry. The current owners are willing to facilitate a smooth transition with a new owner after being involved with the site since its’ beginning in 1959.

The main plant property and equipment will sell in Tracts or as an Entirety via a Sealed Bid Auction with bids due on September 15, 2020. The ancillary support equipment is selling piecemeal via a Timed Online Auction ending on September 16, 2020.

Ideally located within the famed Montana ‘Golden Triangle’, with its own 10 car private rail spur off BNSF’s main line, the property is an excellent addition to an established business or offers a complete footprint for a new entity. Pardue Grain Inc., holds numerous food grade ratings including Organic and Kosher certifications. Tyler Maas, with Maas Companies states, “rarely do we see this type of opportunity in this industry. The current owners are willing to facilitate a smooth transition with a new owner after being involved with the site since its’ beginning in 1959. Bidders are fortunate to have the ability to purchase the property in tracts or as an Entirety. The property is in pristine operating condition.”

The Sealed Bid Auction format allows buyers to submit a written offer for the property tract(s) by 5:00 p.m., MDT, September 15, 2020 to the auction company (the “Sealed Bid Deadline”); the high bidder will then be contacted by the auction company within 24 hours of the Sealed Bid Deadline. The auction is subject to lender and owner confirmation. The closing will be on or before October 15, 2020. The ancillary support equipment will be sold piecemeal via a Timed Online Auction beginning on September 1 ending on September 16, 2020 at 5:00 p.m. MDT. The one day delay on the end of the ancillary support equipment auction is to allow the high bidder on the real estate time to bid on items that they would like to keep at the site.

The auction manner of sale is: Tract 1: 34.71± Acres Main Plant and Equipment with 10 Car Private Rail Spur on BNSFs’ Main line. Tract 2: Interior Pulse Processing Equipment Line to be Moved if Sold Separately. Tract 3: Entirety Purchase of Tracts 1 and Tract 2 Remaining On Site. Bidders will submit offers to the auction company by the Sealed Bid Deadline and the high bidder will be contacted by the auction company within 24 hours thereafter. Support Equipment will be sold via an Online Only Timed Auction Ending September 16, 2020 at 5:00 p.m. MDT. The support items are selling piecemeal and independent of the real estate and processing equipment auction.

Bidders interested in the property should contact the auction company to receive access to all the due diligence documents prior to the auction.
