Minyama Island has seen home prices double since the pandemic.

AN avocado grower has sold a waterfront mansion in the exclusive Sunshine Coast haven of Minyama Island for just shy of $6.5m.

The sale of the 16-year-old home on a huge 1500 sqm block at 1 Minyama Island comes as one agent reports $60m worth of sales in the suburb alone in just the past six months.

This property at 1 Minyama Island, Minyama, has sold for just under $6.5m.

The European-style home has five bedrooms and four bathrooms and the property itself has a 32m river frontage and direct harbour access via a private pontoon.

Other features include a riverfront entertaining deck, a resort-style pool and spa, a wine bar and underground wine cellar, and a theatre room.

Records show the property was sold by James and Lois Carney, who sold their avocado production business, Avocado Ridge, in 2016, but still have an advisory role in the business.

Elite Lifestyle Properties director Jordan Lund said the property also sold to a farmer, downsizing from Dalby, inland from Toowoomba.

The property has a huge entertaining deck overlooking the water.

“It’s great to see Minyama has finally seen a good jump up in the property market,” Mr Lund said.

“I think we’ve probably seen prices double in the last couple of years.”

Mr Lund said most of the buyers were locals upgrading or from Brisbane.

Features include a home theatre.

“It’s a world-class position,” he said.

“The Mooloolaba Wharf precinct, with all its restaurants and shops, is only a short boat trip away. It’s only 30 minutes from Noosa, 10 minutes from Caloundra and a short drive to Brisbane.”

Part of the appeal is that Minyama Island has direct ocean access, deepwater pontoons to accommodate large boats and huge blocks of land.

Former ironman and surf lifesaver Grant Kenny is among the residents who call Minyama home.

PropTrack figures put the median house price in Minyama at $2.01m.
