The four-bedroom home at 28 Heron Way in the Sanctuary Lakes estate, where the undercover alfresco area boasts a built-in barbecue, custom-designed infinity swimming pool and boardwalk, will be auctioned next month.

A house at 41 Sanctuary Lakes South Blvd set Point Cook’s existing $3.4m house price record in April, with the Heron Way property likely to stack at least another $200,000.

Established Property Point Cook director Fadi Saad said the “palatial” double-storey abode could easily host up to 100 guests between its indoor and outdoor areas.

“This is considered a triple-A location in Sanctuary Lakes and Heron Way is very sought-after and rarely comes up,” Mr Saad said.

Lake and golf course views, a home theatre, formal lounge, four-car garage and multiple balconies set on the 801sq m block would certainly impress visitors.

He said the owners were moving after purchasing a new home.

They bought the Point Cook house for $1.625. in 2016, CoreLogic records show.

Mr Saad said the vendors had renovated the circa-2005 house including adding a new kitchen, painting and updating the heating and cooling.

“They probably would have spent, back then, between $400,000 to $500,000,” he said.

“To build this type of house today you wouldn’t not have any change from $2m and I think I’m being conservative saying that.”

Mr Saad said that despite recent interest rate rises, “there is strong demand for unique or bespoke properties like this one and there are still plenty of buyers out there for them.”
