Mosman house attracts 87 inquiries in four days

A property has attracted 87 inquiries in just four days, in a suburb that had the highest total value of home sales nationwide last year.

Stefon Bertram, of Pello, has been encouraged by a busy market in December and strong interest already in January with new buyers making inquiries on Mosman homes.

He has just listed a five-bedroom house in Mandolong Rd with views stretching across Middle Harbour to North Head and had 87 inquiries in the first four days.

“We were very surprised because the house has a guide of $12.5m to $13.75m yet the demand is there, and stock levels are low,” he said.

“It also goes to show the benefit of listing early in the year,” he added.

The Mandolong Rd house is around the corner from Balmoral Beach and walking distance to Mosman village.

It is screened from the street behind a walled courtyard and has formal and informal living areas, terraces with views, a swimming pool, level access to a double garage and a 702sqm block with landscaped gardens.

Records show it has been held by the Bergman family for three decades.

Features include a main bedroom wing with sitting room, walk-in wardrobe, ensuite and private terrace, parquetry floors and a rumpus and offices.

Mosman has retained its crown for recording the highest total value of home sales nationwide with $1.65 billion worth of residential real estate sold in the suburb in 2022.

The pool is another attraction.

PropTrack crunched the total value of all the houses and units sold last year in metropolitan areas of Australia and Mosman came out on top with sales totalling $1,647,710,425. St Ives came in at 8th spot nationally with homes totalling $882m and Manly was in 10th place with $842m worth of homes sold.

PropTrack senior economist Eleanor Creagh said Mosman’s total was 27 per cent down on the value of dwellings that changed hands in 2021, which was a strong year, but nevertheless Mosman topped the nation and was the only Sydney suburb with more than $1b worth of property sold.

The median house price for a house in Mosman is $4.83m and according to realestate.com.au there are 250 houses and units on the market this week, close to 200 units and 54 houses. Four houses for sale in Mosman have price guides of $10m or more.
