Found: Brisbane’s cheapest two bedroom rental property

It’s clean, neat, tidy, close to transport and listed at the cheapest rent of almost all two bedders in Brisbane – but don’t apply unless you ace basic criteria.

The unit is part of a complex of 10, with nine others already tenanted – and fast, according to real estate agent Gary Swales of First National.

He said the owner was quite happy with what he was receiving in rent, and listed this one at $280 a week, offering mostly 12-month terms in the complex.

Two bedroom houses in the neighbourhood rent for around the $340 to $350 mark when available, Mr Swales said.

“When something as cheap as this comes up, you get a good response. It’s just finding the right people,” he said.

The kitchen is functional and clean.


The property was listed for rent two weeks ago, but a potential tenant fell through during the application process.

Mr Swales’ tips for anyone looking to get into a rental in the current market was to ensure that they had good references from previous landlords.

He also suggested that applicants only go for properties where the rent made up less than 30 per cent of their income.

Most real estate agents worked off 30 per cent of income when it came to calculating ability to pay, he said.

“We do ask for personal references too but those are always relatives and they always say nice things.”

“We weigh all that down to three or four applications and present that to the owner.”

Mr Swales said the shortage of supply in the rental market was one of the biggest problems at the moment.

”That’s why you get a lot of people attending inspections. We had 30 people asking about it. There’s a lot of interest,” he said.

The unit is small but ready for occupancy.


The 10 units in the complex sit side-by-side, and the one on offer has two bedrooms – with built-ins in the main one, a kitchen with overhead cupboards and electric appliances, and airconditioning in the living room.

“They’re only small,” Mr Swales said of the two bedroom units, “mostly good for single people or you can have a couple in there”.

The main bedroom has a built-in wardrobe.


The complex has a coin operated laundry and undercover parking for one vehicle per unit. It is located close to Darra Train Station, Ipswich Motorway and is walking distance to Darra State School.

Bond has been set at $1,120 for the unit at 3/32 Harcourt Road, Darra, with rent at $280 a week. It is available now and no pets are allowed.
