Families battle for premium home site on Manifold Heights corner

Date:

43 Strachan Ave, Manifold Heights, sold under the hammer for $1.3 million.

An original Manifold Heights house is set to make way for a knockdown rebuild project after two families saw its potential as a future home site.

The 991sq m block with three street frontages was key to the $1.3 million sale of 43 Strachan Ave.

Whitford, Newtown agent Heidi Trempel said four buyers expressed an interest in the 1940s style three-bedroom brick house, with two raising a hand at auction.

The backyard has loads of space to work with.

They pushed the price above $1.1 million to $1.2 million hopes.

“There were two local families, both were looking at to remove that house and use that block to build a family home,” Ms Trempel said.

“It was one of those little houses, it was cute, it was well-maintained which is great for renting it out.

“Just having that bit of extra space, being 991sq m, a lot of them are in the 700s around there, was appealing.”

The existing house is in original condition.

The property backs onto the Peter Lowe Reserve.

The property has a north-facing rear aspect that backs onto the Peter Lowe Reserve and is within walking distance of Shannon Ave and Pakington St shopping strips.

Ms Trempel said homes and land in Manifold Heights had become hot property in recent years with prices now almost rivalling Newtown.

Manifold Heights' median house price rose 16.8 per cent over the past 12 months to $923,000, while the Newtown median is $1,187,500.
