Buyers line up as South Geelong homes sell for more than $3m

Buyers will be moving closer to family in style after landing a lavishly renovated Victorian era house in a rare day for auctions in South Geelong.

Residents in the usually sleepy Balliang St saw more than $3m in combined value traded at two auctions after a house on big block down the street beat price hopes by more than $100,000.

The three-bedroom house at 81 Balliang St sold for $1.74m, after attracting bids from three hopeful buyers.

Selling agent Wayne Baker said it was an amazing result, which finished $40,000 above the $1.58m to $1.7m price hopes.

“It’s well worth it, it’s a gem of a property,” Mr Baker said. “It’s beautiful, the study, features, it’s worth every penny.”

Mr Baker said the renovation had been well received by the market.

“The whole campaign (said it) was immaculate and a credit to the vendors.

“And it is, the presentation of the home is stunning.”

Vendors Briana Lyne and Leith Hore paid $420,000 for the property in 2013, keen to transform the circa 1900 home into the modern era.

The finished product links an open-plan living, dining and kitchen zone to the outdoor entertainment area with a Velux automated awning.

A fully kitted home office or studio with an ensuite is at the back, attached to the double garage.

But there are loads of touches, such as underfloor bathroom heating and serious storage solutions.

Auctioneer David Cortous described the rear living zone as “real estate gold”.

“You’ve got skylights, a magnificent kitchen, a walk-in pantry and two ovens.

“You’ve the bi-fold doors that open up seamlessly to the outdoor entertaining area and the beautiful big blind there.

“All you need to do is place the furniture in this home and enjoy the spoils of what these people have created.”

Earlier, a big crowd boasting half a dozen families hoping to secure a rare big block for the chance to create a dream home.

But they left disappointed as the ultimate buyer appears to be mulling alternative development plans for the three-bedroom Federation era house on a 928sq m block.

The property at 69 Balliang St sold for $1.4m, as three bidders pushed the price $100,000 above expectations.

Buxton, East Geelong agent Jarrod Leonard the auction drew a big crowd.

“We ended up having three bidders, but we had six, seven or eight that couldn’t get a bid,” he said.

“Not that it started too high, it went too quick and they didn’t get a chance to bid.”

Mr Leonard said the appeal lay in the 928sq m rear north-facing allotment with side access.

“I had predominantly families looking to buy a family home and build a dream home along the lines of a big house, a pool or tennis court, which would have been spectacular because of the block and the rear access.

“We would have the best part of 150 people there and heaps of kids.

“It’s just a real family-orientated area, close to the primary school, that’s been the appeal for a lot of the family buyers.”
