LOCAL buyers jumped at the chance to reinvent a charming California bungalow at auction on Saturday.

The Geelong West character home, in need of some modernising, spurred bold bidding, and sold $145,000 above expectation.

The buyers, a young local couple living nearby, purchased the two-bedroom home at 12 Ann St for $925,000.

“They’ll use it as an investment property for now, renovate and move in later,” Maxwell Collins, Geelong agent Shaun Carroll said.

The 545sq m property, set between Shannon Ave and Pakington St, was listed with price expectations of $780,000 to $820,000.

Mr Carroll said the property’s reserve price was $780,000.

“It had the character, the sizeable north-facing block, two street frontages, and that what was sought after,” he said.

“It’s one of those character facades that everyone wants, and the home lends itself to a renovation or extension.

A vendor bid of $740,000 from Mr Carroll got things underway, as a healthy crowd watched the two bidders push the price in $10,000 and $5,000 increments to $925,000.

The character home has a large front lounge and dining area.

There’s a central bathroom and a kitchen that leads to a large sunroom, with storage, in the back section of the house, as well as a laundry and separate toilet.

Outside highlights include a big, north-facing backyard with plenty of room to move.

There’s also fruit trees, a vegetable patch and a single garage with rear access from Mowat St.

The property is close to schools, parks, and bus stops, and offers easy access to the Geelong CBD and Princes Hwy.

Mr Carroll said a developer from Melbourne had also shown interest in the property.
